The development rights for the site are ‘High Density’ which interprets as follows: ‘....a maximum of 90 units per hectare...minimum of 7 floors and a maximum of 15 floors...building coverage 30% of plot size (inclusive of all ancillary buildings)...minimum 30% devoted to soft landscaping...40% to be utilised for driveways, car parks, recreational facilities’.
The overall concept is to develop a self contained piece of residential heaven for all who occupy the apartments. We are trying to raise ourselves above all other products on offer and create a serene, secure and sophisticated environment which is the antithesis of the chaos found on the streets outside.
Because our site size only allows us 42 apartments according to our density restriction, we are looking for the following apartment make up:
36 x 3 bedroom 3 bathroom simplex apartments with a separate study with adjacent small bathroom which can double as the guest toilet. Size 200-220m2.
4 x 4 bedroom 4 bathroom duplex apartments again with separate study and adjacent bathroom, 2 lounges and computer room. Size 370-400m2.
2 x 5 bedroom 5 bathroom simplex penthouses with separate study and adjacent bathroom, media theatre, 2 lounges, computer room, & wine cellar. Size 600m2.
All apartments to have a staff room attached, with duplexes and penthouse 2 staff rooms each.

Concept Analysis
The Courtyard:
Our building form and architecture is both futuristic and inspired by the Nigerian indigenous architecture through the use of the courtyard - an internal realm that is focus of communal activities for residents. This reinforces the "Oasis" concept i.e. the refuge from the chaos outside. The use of pitched and curved roof with wide roof overhangs recall images of Nigeria traditional architecture. The disposition of spaces within individual residential units though contemporary, recognizes the "Nigerian" way of life.
Modular Compound
Having the complex as a system of towers breaks the scale making it more intimate and also serves as a reminder to the way individual building units made up the Nigerian indigenous compound. It also makes the phasing of the development possible.
Bioclimatic and Tropical architecture-
All bedrooms and living spaces are cross - ventilated; windows are shaded and recessed from exterior wall to prevent solar heat gain; adequate day lighting to all rooms. The courtyard building form addresses the major short coming of past tropical designs - that is they were soulless.
Sustainability
Alternative energy: The design caters for conventional energy supply but has the potential to accommodate solar panels - we have provided pitched roofs and service ducts and storage areas.
Recycling waste: The design has the potential to cater within the basement floor should it be of interest to the client.
Rainwater collection and storage: The design also provides the opportunity to collect rain water for the irrigation and services.
